I want to remind everyone that the upcoming Annual meeting will be held January 21, 2012 at the James Island Yacht Club, 734 Wampler Dr., Charleston, SC 29412. The meeting will start at 10:30am. Coffee and danishes will be provided in the morning (sponsored by The Greenery) and lunch will be catered by Duke's BBQ. Please make sure you come out and don't forget to bring your appetite!

Little Oak Island

Dear Little Oak Island Property Owner,

The Little Oak Island Community Association annual member’s meeting will be held on Saturday, January 21, 2012 at the James Island Yacht Club, 734 Wampler Dr., Charleston, SC 29412. The meeting will begin at 10:30 a.m. and we encourage all to attend. This will be an excellent opportunity for you to participate in the governance of your community, to ask questions and provide feedback at the meeting and in an informal session following the meeting. After all business is adjourned the Association will be providing a catered lunch and some festive music to celebrate another wonderful year.

Please take a few minutes to review the materials enclosed in this packet. They include the agenda for this year’s annual meeting, a proxy, prospective Board candidates’ bios, and information regarding the vote on reallocation of the excess special assessment funds related to the causeway repaving project.

Please complete the proxy and return it to Community Management Group whether or not you are planning to attend. If you do attend the meeting, your proxy will be returned to you at that time. Your proxy is required to ensure a 60% quorum is established at the meeting in order to conduct Association business. Please note that each property owner is voting on two items – the election of two Board positions and the reallocation of the excess funds related to the causeway repaving project. If a quorum is not met the meeting will have to be rescheduled, resulting in unnecessary expenses to the Association and inconvenience for all members.

The Association would like to welcome all Mariners Cay members to attend and participate in the meeting. Even though Mariners Cay members do not have the opportunity to vote on agenda items, input from residents of Little Oak Island will be a valuable contribution to the ongoing management of our community.

Annual Meeting Notices will be distributed at the beginning of Decemeber, so please keep a look out for this important Association information. The tenative date at this time for the Annual Meeting will be the January 21st at the James Island Yahct Club. Keep your schedule clean to ensure that you can come out and participate in your community's governance. Food and Fun will follow up the meeting.

Little Oak Island

Quick Updates:

- Entrance gate has been out of commision for the past couple of weeks due to a bad sensor. The sensor is being shipped in and we should have the gate back up and running shortly.

- ARC Reminder- Please remember that all exterior modifications must be approved by the ARC committee. The ARC guidelines can be found at the Little Oak Island website at cmgcharleston.com.

- Irrigation- update that the irrigation at the tennis court and crabdock area is currently being transitioned over to a well water system. This system should save the community money in water for years to come.

Little Oak Island

Dear Homeowners,

Quick Updates

-Front Gate: By now most have your have noticed that the entrance gate is not working. The exiting sensor has gone bad and will be replaced over the next couple of weeks. We are sorry for any inconvenience.

-Pool Deck: There was a few complaints about the slickness of the new pool deck, so the installing company recently came back out and added a no slick substance and sealer. This should help with the slickness, but please let me know if there are any other concerns.

-Pond Maintenance: Due to the extreme heat the algae Blooms have showed up quickly in the two lagoons. Last week talapia was added to the ponds to help with this growth. The Board is also looking into different avenues to get these back to a more pleasing look.
